  • The IPO will test investor appetite after a regional slowdown: $7.1bn raised from 61 listings last year, down from $13bn previously.

Dubai Investments, the Dubai-listed conglomerate, has launched an offering to raise Dh2 billion (about $543 million) by selling a 20 per cent stake in its subsidiary DIP Holding marking the first initial public offering in the UAE this year.

DIP Holding is offering 1.74 billion shares at a price range of Dh1.10 to Dh1.15 per share. That price band implies a market capitalisation at listing of roughly Dh9.5 billion to Dh10 billion (about $2.6bn to $2.7bn). The company said the share sale was announced in a statement to the Dubai Financial Market (DFM).

Subscription for the offering opened on Tuesday and will remain open until November 3. The final price will be set via a book-building process, with an announcement expected on November 4. DIP Holdings shares are scheduled to begin trading on the DFM on November 11.

The selling shareholder, Dubai Investments, said it reserves the right to amend the offering size before the end of the subscription period.

Situated near Al Maktoum International Airport and Jebel Ali Port, Dubai Investments Park (overseen by DIP Holding) is one of the emirates largest mixeduse developments. Established in 1997, the district hosts warehouses, hotels, retail outlets, schools, medical centres and is home to around 1,000 tenants, 5,700 subtenants and more than 150,000 residents.

Market context

The DIP Holding float will break a quiet period for UAE listings. Activity across the broader Middle East slowed last year amid volatile oil prices and regional geopolitical tensions. Companies in the region raised $7.1 billion from 61 listings in the prior year, down from $13 billion the year before, according to Dealogic. UAE companies raised about $1.1bn from three IPOs in 2025.

Analysts and market participants will treat the offering as a test of investor appetite for new listings after a number of recent floats recorded weak postlisting performance. The protracted unrest tied to the Iran war has also weighed on investor sentiment and contributed to the slowdown in capital markets activity across the region.

Dividends and yield

DIP Holding plans to adopt a semiannual cash dividend policy. Management expects annualised dividend payouts of Dh700 million for 2026, Dh725 million for 2027 and Dh750 million for 2028. The company said the first postIPO distribution will be Dh350 million for the full second half of 2026 and is expected to be paid in April 2027. Eligible shareholders will benefit from a dividend covering the full H2 2026 period, not just the period after admission.

Using the expected Dh725 million dividend for 2027, the IPO price range implies a prospective dividend yield of about 7.27 per cent at the high end (Dh1.15) and roughly 7.60 per cent at the low end (Dh1.10).

What to watch

Investors will focus on final pricing from the book build on November 4, takeup in the subscription period that closes November 3, and trading performance when shares begin on the DFM on November 11. The size and success of the offering will be viewed as a gauge of whether appetite for UAE listings has recovered following a subdued year for regional IPOs.
